Airbnb & Vacation Rental Bed Bug Treatment in Phoenix, AZ
- Work John does a lot of
- Discreet
- Usually little prep
- Licensed & insured, AZ #8129

A guest has messaged you about bites, or about something they found on the bed, and there is another booking on the calendar. If John Taylor could fill his calendar with one kind of job, it would be short-term rentals. He does a lot of them. Hosts want the problem solved, and a rental usually needs little prep.
- Guests back the same night, once the 4 hours are up
- The whole unit treated, with a second visit two weeks later
- A low-key truck and no logo on the uniform
- A written report if you ask for one
Call 623-451-0541 for a free in-home inspection. Calls answered 7 days a week, 7 AM to 7 PM.
From a guest complaint to your next booking
1. Leave the unit as it is
Do not have anything moved out, thrown away, or sprayed before John has seen it. That includes the mattress.
2. Call John
Call John at 623-451-0541. Tell him what the guest reported and when the next guest arrives.
3. Inspection
John inspects the unit, tells you whether there are bed bugs and how serious the infestation is, and gives you the price on the spot. If it turns out not to be bed bugs, he says so. The inspection is free either way.
4. Prep and the first treatment
He tells you what prep is needed, and he treats as soon as it is done, usually the next day. The whole unit is treated: every room, all the furniture, and the baseboards. Most jobs take about an hour.
5. Empty for 4 hours
The unit must remain empty for 4 hours so the treatment can dry.
6. The second visit
Every treatment includes a second visit two weeks later and a one-year warranty. The prep for the second visit is the same as for the first, and the unit sits empty for 4 hours again. Once those 4 hours are up, the unit can take guests that same night. If there is any reason a job cannot be warrantied, John tells you before treatment.
Plan your booking calendar around both visits
Give John your booking dates when you call, and he can tell you whether both visits fit between guests. The two dates come as a pair: the second visit is set for two weeks after the first because bed bug eggs hatch in about two weeks.
John encourages hosts to leave as much of the first prep in place as they can until he comes back for the second visit.
If your cleaner finds something at turnover
The EPA notes that cleaning and changing bedding are good times to look for signs of bed bugs, and a turnover involves both. If your cleaner sees a live bug, shed skins, or small dark spots along the mattress seams, the normal routine stops in that room. Ask your cleaner to:
- Leave the bed made or unmade, exactly as it is. No stripping, no bagging the linens, and nothing carried out of the room.
- Take a clear, close-up picture of what they found.
- Call John at 623-451-0541 and text him the picture. He will reply.
The bed gets stripped later, once John has inspected the unit and given you the prep list. Guidance for lodging from the National Pest Management Association makes that check part of every room service: "Housekeeping staff should inspect for evidence of bed bugs during every room service." The same guidance adds: "Keep clean and dirty laundry separate at all times."
What Airbnb's own rules say about pests
Airbnb's ground rules for hosts are direct on this point. Its Help Center says: "All listings should be clean and free of health hazards before check-in." It also says: "Listings should be free of health hazards (mold, pests, etc.)." The same page lists actions Airbnb may take when there is a problem, including "requiring hosts to provide proof that they have addressed issues before they can resume hosting."
If you want a record of the work for that reason, ask John for a written report when he treats. What Airbnb asks to see in your case is up to Airbnb, so check its Help Center or ask Airbnb directly.
When a manager or co-host runs the rental
If someone else looks after the rental for you, settle four things before John comes out:
- Who he speaks with: Tell John who that is. He talks about the job only with you and the person you name.
- Who arranges access and prep: The owner or the manager handles getting John in and getting the prep done. John does not contact anyone on your behalf.
- Who sets the dates: John schedules each visit by location and the customer's schedule, so the person who knows the booking calendar should be the one who sets the dates with him.
- Who pays: The warranty stays with whoever pays for the treatment, so decide whose name it is under.
If a later guest reports bed bugs during the warranty year
The CDC notes that bed bugs spread in the seams and folds of luggage and overnight bags, and every booking brings new luggage through the door. If a guest reports bed bugs during the warranty year, call John, and we come back and fix it. Bugs left from before and bugs carried in by a new guest are covered the same way.
The conditions are the ones every job carries: the whole unit was treated, the prep was completed, and the second visit took place.

Read all our Google reviewsQuestions hosts ask
Will the neighbors know why you are there?
Only if you tell them. Our name is on the truck, in low-key lettering, and the uniform has no logo or company name.
Can you treat just the bedroom the guest slept in?
No. We treat the whole unit every time, even when the guest used only one bedroom.
Can you come on a weekend?
Yes, weekends are possible. Tell John which days work for you, and he books you as early as he can.
Is there a warranty on a rental?
Yes. A rental gets the same one-year warranty every customer gets, held by the person who paid for the treatment, at that property.
