Bed bug inspection of a bed with a flashlight

Bed bugs are common in apartment buildings. Complexes call John Taylor for the bed bugs and keep their regular pest company for everything else.

That is how this side of the business built up. When a unit is reported, you call John. He inspects before he prices, and he puts what he found in writing if you want it for the file.

  • Several complexes, some of them for three to four years
  • Each unit judged on what is found, with adjoining units considered
  • Account pricing for property managers
  • $3 million in general liability coverage

Call 623-451-0541 for a free in-home inspection. Calls answered 7 days a week, 7 AM to 7 PM.

What property managers ask first

Do you treat the units next door?

Not automatically. It depends on how severe the infestation is and the unit's history. If past problems give John reason to suspect a neighboring unit, he looks at it. Each job is evaluated on its own merits. For a property manager, that means you are not asked to open and prep several units because one tenant reported a bug. It also means that when John recommends looking next door, there is a reason he can explain.

Who handles access and tenant prep?

Management does. Notices to tenants, entry to units, and ensuring the prep is done are handled by the property. John tells you what prep the unit needs and why, so the instructions you give the tenant are specific. The exception is a tenant who hires us directly. Then John explains the prep to the tenant himself.

What paperwork do I get?

A written report whenever you ask for one. Move-in and move-out inspections are free, like any inspection, unless it is a whole building that would take hours. If a question comes up later about a unit, you have a record of what was found there.

How a unit gets treated

  1. 1. A unit is reported

Call John at 623-451-0541 and tell him which unit and what the tenant has seen. Call early enough in the day, and he can often inspect the same day.

  2. 2. John inspects

He inspects the unit and rates the severity of the problem.

  3. 3. A plan and a price

The plan is built around your property and around what management needs from it. You get the price before any work.

  4. 4. The first treatment

John treats as soon as the prep is done, usually the next day. The process is the same one used in a house, on a smaller scale. The whole unit is treated: every room, all the furniture, and the baseboards. The unit stays empty for 4 hours afterward while the treatment dries, and the tenant can sleep there that night.

  5. 5. The second visit

John comes back two weeks later, and the unit is empty for 4 hours again. The tenant's prep is the same as for the first visit, so it helps if the tenant leaves it in place.

Pricing for complexes and property managers

No two properties are the same, so John builds a plan around each property and prices it accordingly. That is the account pricing property managers get. For a single unit, the price is given at the inspection and covers both visits. We never quote over the phone, because the price depends on what John finds.

The warranty in an apartment building

The warranty is the same for every customer. Treating the one unit with bed bugs is enough for the warranty to cover that unit, as long as the prep is done and the second visit occurs. If there is any reason a job cannot be warrantied, John tells you before treatment, and you can cancel.

Why complexes bring in a bed bug specialist

In John's experience, a general pest service rarely has the training and the experience to do a bed bug job right, and it usually fails to get control. He also finds that resistant bed bugs are most common in multi-unit housing after repeated exposure to cheaper, less effective products. The products John uses kill resistant bed bugs.

Arizona law and inspections between tenants

Arizona's bed bug statute for rental housing is A.R.S. 33-1319; the landlord-tenant page explains it. None of this is legal advice.

John can inspect a unit between tenants when you need it, so you know where the unit stands before it is leased again. If a dispute arises over who brought the bed bugs in, he can also include his findings and professional opinion in a letter.

More questions from property managers

Who does the warranty on a unit belong to?

The warranty belongs to whoever paid for the treatment at the location that was treated, as long as the entire unit was treated, the prep was done, and the second visit occurred. When a tenant pays, the warranty is the tenant's and does not go with them to a new address. If you have a question about a unit that changes tenants, ask John.

Can our maintenance staff treat units themselves?

John's advice is not to. Bed bug work takes training, experience, and the right products.

Will the other tenants see a bed bug truck?

Our name is on the truck, as Arizona requires, in low-key lettering. The uniform has no logo or company name.

Who pays, the landlord or the tenant?

The statute does not say. What John sees in practice is on the landlord-tenant page.
