Duplexes, fourplexes, and small apartment buildings

About a third of Cottonwood's housing units are in multi-unit buildings, many of them two- to nine-unit buildings, and close to half of the city's occupied homes are rented, according to the Census Bureau's 2020 to 2024 figures. Buildings of three or four units are among the most common of those. So you may own a small building, or rent a unit in one. Roughly one housing unit in six is a mobile home, and John treats those whole too.

If you own the building

Tell John which unit it is. He needs you to give the tenant notice, get him in, and see that the prep is done. He inspects the unit, tells you how bad it is, and prices the job before any work starts. If you want a record for your files, ask him for a written report.

If you rent a unit

You can hire John yourself. The prep in your unit is your responsibility, and he gives you the list at the inspection.

Who pays is not something Arizona's bed bug statute for rentals settles. In John's experience, it depends on the lease.

What happens when I call?

When you call, you and John agree on a day for the free inspection. There is no separate travel fee. Distance is part of the one price.

Every treatment includes a second visit two weeks later and a one-year warranty. If there is any reason a job cannot be warrantied, John tells you before treatment.

Before the inspection, leave everything where it is.

How long you are out of the home

The answer is 4 hours after each visit. That is how long the treatment takes to dry, and nobody should be inside while it does, pets included. John's own work comes before that and takes about an hour on a typical job. Once the 4 hours have passed, the home is yours again. You make the beds with clean sheets and sleep in them that night. It helps to settle in advance where the household will spend those hours.

The two weeks between the visits

The second visit is set two weeks after the first because bed bug eggs hatch within about two weeks. In between, the treatment keeps working. What John applies stays active for months and kills bed bugs that cross it, including ones that hatch after he has gone. You may see a bug in those two weeks. John says that happens on a small share of jobs: the product irritates the bug, and the residual kills it. Leave your bagged items sealed, and call John if something worries you.

The one-year warranty

Every job comes with a one-year warranty. John describes it simply: if you have any problem with bed bugs, you call, and he comes out and fixes it. He does not argue about where a new bug came from. The whole home has to have been treated, and the warranty belongs to the person who paid, at the address that was treated, so it does not move with you or pass to a buyer. If there is ever a reason he cannot warranty a job, he says so before treatment, and you can cancel. The warranty also requires the prep to be done before treatment and the second visit two weeks after the first.

For owners of small rental buildings

I own a fourplex, and one unit has bed bugs. Do I have to tell the other tenants?

We cannot tell you what your leases or the law require. John can tell you what he found and put it in writing.

I host guests in a rental. Do you treat rentals like that?

Yes, short-term rentals included. Once the 4 hours are up, the rental can take guests again that same night.

If you treat one unit, is that unit under warranty?

Yes. In a building with several units, treating one unit is all the warranty needs to cover. The usual conditions still hold: the prep in the unit is finished first, and the second visit is kept.

Can John inspect every unit in my building?

Yes. Checking a single unit when a tenant moves in or out costs you nothing. Going through an entire building is different: if it would take John hours, there may be a charge, and he works out a plan with you to keep the cost down.

My tenant has not finished the prep. Will John still treat?

It depends; John decides case by case, and the warranty requires the prep to be done. Seeing that it gets finished is on your side as the owner, working with your tenant.

How John checks a home

With a flashlight and a practiced eye. Bed bugs are predictable in where they nest, John says, so he knows where to look: the bed, then the furniture people sit on for long stretches. The signs are spotting from their droppings, eggs, and the casings they leave when they molt. He answers your questions first, which is why an inspection can run from 15 minutes to 30. Not every bug is a bed bug, and when it is something else, he says so.
