First, John inspects, and it is free

Call John and tell him what you have seen. If you call early enough in the day, he can often inspect that day. He tells you whether it is bed bugs, how bad it is on a scale of 1 to 10, and what it will cost. Until he has looked, leave everything where it is.

He treats as soon as your prep is done, usually the next day. Every treatment includes a second visit two weeks later and a one-year warranty. If there is any reason a job cannot be warrantied, John tells you before treatment.

Planning treatment day for a full house

Avondale households average about three people, by the Census Bureau's 2020 to 2024 figures, and at the 2020 census, 46% of Avondale households had children under 18 living in them. We treat the whole home every time, so in a full house the day takes some planning. It starts at the inspection, where John gives you the prep list.

The day before

Strip every bed. Put away medication, food, and the children's toys. Wash and dry on high heat all the bed linens, any clothes that were not put away, and the clothes in the dressers and closets John points out, then seal them in clean plastic bags. They stay bagged until the treatment is done. Clear the clutter from the rooms being treated. Most households finish in a day or less.

Treatment day

Take the pets with you when you leave. John treats every room, all the furniture, and the baseboards. In most homes, his work takes about an hour.

The 4 hours

After John finishes, nobody goes back in for 4 hours; the treatment has to dry. Plan somewhere for the family to be for those hours.

That night

Once the treatment has dried, it is safe for children and pets. Put clean sheets on the beds, and everyone sleeps in their own bed.

Two weeks later

John comes back for the second visit, and the prep is the same. It helps to leave the bagged clothes bagged until then.

If you cannot get all the prep done

If the prep is running behind, call John before treatment day. What happens next, he decides case by case, and he has turned jobs down over half-done prep.

If you rent in Avondale

Roughly four in ten occupied homes in Avondale are rented, according to the Census Bureau's 2024 survey, and most of the city's homes in multi-unit buildings are in buildings of 50 units or more.

Tenants do not need the landlord to make the call. John works for whoever hires him. In a complex, management arranges access and makes sure the prep is done, and John can put what he found in writing if the manager asks. In John's experience, who pays depends on the lease. If the home you rent is a manufactured home, nothing changes: we treat those too.

If someone in the house has bites

Bites alone do not tell John much: a bed bug bite looks just like a mosquito bite, and not everyone who is bitten reacts. So one person with bites and the rest of the household without them does not settle it. John goes by the bugs themselves and the signs they leave on the bed.

Before you throw anything out

With a big household, replacing beds is expensive. Most of the time it is not necessary. John treats the beds and the couches along with everything else. Do not carry a mattress or a couch outside: furniture set outside the home can spread bed bugs to the neighbors.

A few more answers

What if we see a bed bug between the two visits?

It can happen: a straggler, or one that has just hatched. The treatment keeps working after it dries, and the second visit is there for exactly that.

Can you come to Avondale on a Saturday?

Yes, when a weekday will not work for your household. There is no extra charge for weekend service.

Do you treat cars?

Yes. We treat vehicles.

Our house is pretty full. Does clutter affect the price?

It can. John prices a job by the work it takes, and a crowded home takes longer to treat than a clear one. Clearing the rooms being treated is already on the prep list, and it helps on both counts.

What it costs

The price depends on the work the home needs, and John gives it to you at the inspection, before anything is done. One price covers both visits, and it is the price you are charged. We never quote over the phone.

If they come back

That is what the warranty is for. During the warranty year, any trouble with bed bugs means a phone call and a return visit from John, whatever the cause. He does not leave monitors behind, and there is nothing for you to buy. You simply call if you see something. The warranty is valid only for the customer who paid, at the address where the work was performed, and requires that the entire home be treated. He tells customers before he starts if a job is one he cannot warranty, so that they can cancel if they choose. The warranty also requires the prep to be done before treatment and the second visit two weeks after the first.

One room is never enough

A bed bug problem does not stay in the room where it was noticed. The bugs hitch rides on clothes and belongings, carried from the bed to wherever the household spends its time. That is why John's rule is the whole home, every time: all the rooms, the furniture in them, and the baseboards. It is also a condition of the warranty.

The inspection

John comes to the home and looks. He begins with the room that concerns you and checks the places bed bugs settle: beds first, then couches, recliners, and chairs where people spend time. He looks for live bugs, spots, eggs, and cast skins. It takes 15 to 30 minutes. At the end, John tells you what he found. If it is bed bugs, you know how serious it is on his scale of 1 to 10, what the prep is, and what the job costs.

It is not your fault

John tells people that when they call. Bed bugs can be picked up anywhere: a doctor's office, a restaurant, a hotel, a visitor's bag. They ride home on clothes and belongings, and afterward they move through the house the same way. Where yours came from is often impossible to say, and his answer is that it comes down to bad luck. The problem can be fixed, and the fix starts with a calm phone call.
